The commission is earned and City2Shore pays the agent their portion of the commission depending on the compensation plan they are on.
After paying the agent their portion of the commission, the broker portion is then split again - 65/35. The brokerage retains 65%, while the remaining 35% is designated to the REAP program, and paid out to the agents in the various REAP levels.
If you recruit a producing agent into C2S, that agent is now in Level 1 of your REAP tree. The average annual income earned from a capping Level 1 agent, is $3,135.
If the agent you have recruited (your Level 1) goes out and recruits an agent of their own, this new agent is now in your Level 2, and is in your recruited agent's Level 1. If that agent recruits another agent, its now your Level 3, and so on. Average annual income earned from Level 2 is $435. It is beneficial to you to continue to recruit into your Level 1!
Of the 35% of the broker portion that is slated for the REAP program, each level earns your a different percentage.
Level 1 - 65% of designated REAP money - $3,135 average annual income
Level 2 - 9% of designated REAP money - $435 average annual income
Level 3 - 11.5% of designated REAP money - $555 average annual income
Level 4 - 13.5% of designated REAP money - $650 average annual income
Imagine for a minute, you have recruited 10 agents into your Level 1, all of which are capping agents (appx $2.5M producers in most markets).
And let's say that those 10 agents have each recruited 2 agents of their own. These 20 agents will be in your Level 2.
And those 20 agents have each recruited 1 other agent themselves. These next 20 agents will be in your Level 3.
Your income potential from these are:
10 L1 agents x $3,135 avg income = $31,350 Level 1 income
20 L2 agents x $435 avg income = $8,700 Level 2 income
